Lending runs on a small set of terms that decide what has to be verified, what has to be disclosed, and by when. These are the ones that come up most often in a loan file.

How these terms connect

Verification, disclosure and compliance are not three separate obligations. A VOE, VOI or VOD produces the figures a disclosure is built from. A disclosure creates a timing obligation under TRID. A compliance review checks that both happened, in the right order, with evidence. When one of them is handled outside the loan file, the other two inherit the gap.
